I’m ready to sell so what do I do now?
The first thing you require to do is to contact an Estate Agent and request if they can visit your home for the purposes of carrying out a property valuation or otherwise known as a market appraisal.
During the valuation, the Agent will compare what similar properties recently sold for in the area including how long those properties took to sell. Their knowledge of the local market will provide you, in their professional opinion, of what they would expect your property to sell for, however, this figure is not set in stone. When the surveyor carries out the survey as part of the Home Report, is it then that the property value will be set.
When is it a good time to sell?
Many potential sellers ask this question. If you are looking to purchase another property, then the same market conditions that affect your property, are more likely than not, affecting your future property so NOW is as good a time as any! Also, if you see a property you like and need to sell your own first, there is nothing worse being able to do nothing about it since your own property is not even on the market!
Two things are for sure. Firstly, if your own property is not on the market, then it is not going to sell and secondly, serious buyers look for properties around the clock taking advantage of holiday periods when the market is quieter!
